The situation for the inventory of rental properties is even worse than for buying, there are -50% available units across Spain since 2021. As for prices? Same as with buying, more demand and less supply has led prices higher.

“How do you identify a great Real Estate opportunity”? There is no definition and there is not one singular method to identify a good opportunity. We utilize our experience and we know it when we see it! We visit the property, the neighbourhood, and we do our homework before we share an opportunity with our clients.  But we don’t stop there. We use a series of data points to determine if a property has potential to return an underperforming yield for the investor and to appreciate in the long run. That includes metrics about the rental values, the building, the neighbourhood, the city, and finally macroeconomics.

What lead us to one more huge bank failure? The said bank had taken a lot of deposits fast and invested in low yield instruments. The managers decided to give out a lot of mortgages at low rates, sometimes 2%-3% below the market. The regulators were caught sleeping on the wheel, doing nothing for more than a year after problems were first reported. Very basic stuff, but still nobody did anything to fix the problem. We may sound like a broken radio, but at Artemis Assets it is our duty to remind you. This cannot happen in Real Estate, where you are the owner and you safekeep your own property.
